Why buy new?

The advantages of a brand-new home

Buying new isn't right for everyone, but for a lot of families it takes the guesswork out of the first years of owning a home.

Peace of mindEverything is new

New roof, furnace, air conditioning, water heater, appliances and windows, so no big repair bills waiting for you in the first years.

ProtectionA builder warranty

New homes come with a builder warranty for the first years. D.R. Horton includes one; ask for the written terms.

Lower billsBuilt to today's energy codes

Better insulation, windows and newer systems usually mean lower heating and cooling costs than an older home.

How families live nowModern layouts

Open kitchens with big islands, 9-foot ceilings, first-floor laundry and primary suites with their own bath.

Built inSmart home technology

D.R. Horton includes its smart home package, so you can control things like locks, the thermostat and the doorbell from your phone.

Less stressFewer bidding wars

You're usually buying from the builder at a set price, not competing against five other offers on the same weekend.

SavingsBuilder incentives

Builders may offer help with closing costs, a lower rate through their lender or upgrades. Possible, not guaranteed, and always negotiated.

SafetyCurrent building codes

New homes are built to today's electrical, fire and safety codes, with modern smoke and carbon monoxide detectors.

CommunityNew neighbors, new beginnings

Many neighbors move in around the same time, which makes it easier to get to know people, and you're the very first owner.

Things to plan for: the first full tax bill can be higher than the builder's estimate, there's usually an HOA, trees and landscaping take a few years to grow in, and homes that aren't finished yet come with a construction timeline. I'll walk you through all of it.

No surprises

Property taxes on a brand-new home

This is the question I get most with new construction, and the one that surprises buyers the most. Here's how it works in Illinois.

At firstThe first bills can be low

Early tax bills on a new home may reflect only the land, or a home that wasn't finished yet, because the county values what was there at the time.

After you move inThe county adds the house

Once the home is finished and occupied, Kane County reassesses it to include the house. In Illinois, a new home can be taxed for part of its first year, based on when it's occupied.

TimingIllinois pays a year behind

Taxes are paid the year after they're assessed (2026 taxes are paid in 2027), so the full amount often shows up a year or two after move-in.

Your paymentEscrow can go up

Your lender usually collects taxes monthly in escrow. If the real bill comes in higher than the estimate, your monthly payment goes up to cover the difference.

At closingAsk how taxes are prorated

Taxes are split between buyer and seller at closing. On new construction, how that's calculated matters, so review it with your attorney.

My adviceBudget for the full amount

Plan with the full estimate, not the low first bill. Here, West Point Gardens resales pay a median of about 1.98% of price, roughly $10,900 a year at this price.

Estimate based on Maria's analysis of MRED MLS data for West Point Gardens. Your actual bill depends on the Kane County assessment and local tax rates. Not tax or legal advice.

Buying new construction

How buying a brand-new home works

Buying from a builder is different from buying a resale home. Here's what I walk every new-construction buyer through.

Step 1Text me before your first visit

The builder's sales team works for the builder. Many builders ask that your agent come with you, or register you, on your very first visit, so text me first and we'll go together.

Step 2Compare lenders

D.R. Horton is advertising special financing through its affiliated lender on select homes (for contracts on or after Sept 23, 2026 that close by Dec 31, 2026, per drhorton.com). Compare it with an outside lender before you choose.

Step 3Plan for taxes

Early bills may be land only, then jump once the house is assessed. Budget for the full estimate. More in the property tax section above.

Step 4Read the contract and warranty

Builder contracts are written by the builder. Ask for the written warranty and the HOA documents, and we'll go through them together.

Step 5Inspect, even when it's new

Many buyers hire their own home inspector for new construction too, before the final walk-through.

Step 6Walk-through and keys

At the final walk-through we check finishes and make a punch list before closing.

Possible, not guaranteed

What you may be able to get from the builder

Builders often have room to help, but it depends on the home, the timing and the builder's current offers. None of these are guaranteed. They're items your agent can ask about and negotiate for you.

IncludedHome warranty

D.R. Horton includes a home warranty with its new homes. Ask for the written warranty so you know exactly what's covered and for how long.

PossibleHelp with closing costs

Builders sometimes contribute toward closing costs, often when you use their preferred lender. Amounts change and are never guaranteed.

PossibleA lower interest rate

Builders may offer a reduced rate or rate buydown through their affiliated lender on select homes. Compare the full cost against an outside lender before you choose.

PossibleUpgrades or options

On some homes, the builder may include upgrades or options instead of lowering the price.

PossiblePrice or homesite premium

On homes that are finished or have been on the market a while, there may be room on price or a homesite premium.

AlwaysGet it in writing

Whatever is offered, make sure every incentive is written into your purchase contract.

Incentives change often and depend on the builder, the home, your lender and your closing date. Ask Maria what's being offered right now.

Buyer tips

Why you want your own REALTOR for new construction

The model home is beautiful and the sales team is friendly, but they work for the builder. Here's what having someone on your side means.

Tip 1Bring your agent on the first visit

Many builders require your agent to come with you, or register you, at your very first visit. If you go alone first, you may not be able to add your own agent later.

Tip 2Someone negotiating for you

Your agent asks for the incentives, upgrades and closing-cost help, and makes sure they're written into the contract.

Tip 3Compare lenders, not just rates

Builder lender offers can be great. Your agent helps you compare the total cost with an outside lender so you choose with clear numbers.

Tip 4Understand the builder's contract

Builder contracts are written by the builder. Your agent walks you through deadlines, deposits, the warranty and the HOA documents.

Tip 5Inspections and walk-throughs

Your agent helps you schedule an independent inspection and goes with you to the final walk-through to build the punch list.

Tip 6Resale perspective

Your agent shows you what similar homes nearby sold for, so you know how the price, lot and upgrades compare.

How your agent is paid is agreed in writing in your buyer agreement. Some builders contribute toward buyer-agent compensation; ask Maria how it works with this builder.

Plan with confidence

What would this really cost each month?

With a new home, the monthly payment has a few extra moving parts: an estimated tax bill, a yearly HOA and mortgage insurance if you put less than 20% down. This estimate includes all of them.

Change the down payment and rate to see your range. Then let's compare the builder's financing with an outside lender before you decide.

Estimate your monthly payment

—
Estimated monthly
Principal & interest
—
Property taxes (est.)
—
Home insurance (est.)
—
Mortgage insurance (est.)
—

—

Mortgage insurance is added when the down payment is under 20%, estimated at 0.5% of the loan per year. Actual FHA or conventional (PMI) rates vary by loan and credit. Taxes are an estimate: early bills on a new home may reflect only the land; this uses the full estimate, about 1.98% of price (median for West Point Gardens resales, Maria's MLS analysis). An estimate only. A lender gives you the real number.

Mortgage rates in context

Today's rates aren't high. They're normal.

Everyone keeps asking me if they should wait for rates to drop. Here's the honest picture: this week's average 30-year rate is 7.32%. The average since 1971 is 7.68%. The 3% rates of 2020 and 2021 (they averaged 3.04%) were the rare exception, not the normal.

7.32%This week (30-yr avg)
7.68%Average since 1971
12.71%1980s average
3.04%2020–2021 average

What that means for you: waiting for 3% may mean waiting a long time. A home you can afford at today's rate, with the option to refinance if rates drop, is often the stronger plan.

Plan for a first full tax bill, an HOA and a construction timeline if the home isn't finished.

Who is building West Point Gardens in Elgin?

D.R. Horton is building the new section of West Point Gardens (Tradition Series). Their sales center is at 265 Snowdrop Ln, Elgin, IL 60124. What are property taxes on a new home in West Point Gardens?

Early tax bills on a new home may reflect only the land. Once the home is finished and occupied, Kane County reassesses it to include the house, and because Illinois taxes are paid a year behind, the full amount often shows up a year or two after move-in. Yes. The listing data feed shows $445 per year for the D.R. Horton homes. Ask for the HOA documents to see exactly what it covers.
